DIRECTOR OF PROPERTY MANAGEMENT, LEASE UPS

The Director of Property Management, Lease Ups is responsible for overseeing all property management programs and projects for this organization.

This position is responsible for the tactical execution and coming to of the companys strategic direction as to our various communities. Develop standard operating procedures for lease up communities and implement strategies that promote the organization's mission, core values and global service standards. Perform regular site visits to ensure that standards, initiatives, and procedures are operating efficiently. This role also will work closely with Leadership to ensure implementation and execution of all corporate policies and procedures.

Primary Responsibilities

- Develop and manage a highly skilled onsite staff through effective recruitment, customer service, training, and motivation.

- Meet regularly with Regional Directors to provide guidance in investment objectives, compliance goals, execute the marketing and leasing strategy, positioning, asset quality, and financial goals and objectives.

- Work in conjunction with the Regional Directors and Property Managers on issues involving vendor contract management, building inspections, tenant relations, client meetings, capital projects, etc.

- Maintain in-depth knowledge of competition through consistent evaluation of market conditions and trends to partner with cross-functional teams and address business opportunities/challenges.

- Complete annual performance reviews for direct reports and set specific performance goals to establish an internal growth plan.

- Review, analyze, and adhere to proforma regarding leasing velocity, lease rates, leasing performance, total income, and budgeted expenses, write property operating budgets with the assistance of Regional Directors.

- Work hand in hand with the Chief Operating Officer, Investment Board and other Executive Officers

- Actively research technologies that would increase operational efficiency and facilitate new software rollouts as needed.

- Resolve elevated customer complaints and employee relations issues.

- Review, approve, and monitor the completion of all capital projects (outside of new development construction).

- Maintain a positive, cohesive work environment to attract and retain top level leaders throughout the organization while working effective with all other teams, customers.

Qualifications

- BA/BS degree in Business, Finance, Real Estate or related field preferred.

- Ability to collaborate and work with a team to achieve collective goals.

- 10 years of comprehensive understanding of multifamily real estate management is a must

- Excellent customer service, leadership, problem-solving and communication skills.

- Financials experience/experience writing and maintain budgets.

- Must detail-oriented, highly organized with strong written and verbal communication skills.

- Excellent Microsoft Office suite knowledge and skills.
